I-215 Corridor: Diamond Crossing enjoys convenient access to Interstate 215. The project is bisected by the 6-lane expressway, Domenigoni Parkway, which connects I-215 to SR 79 (Winchester Road).

Entitlement Status
Last tracts within Menifee Specific Plan No. 158. All the tentative tract maps were approved in the Fall of 2005 by the Riverside County Board of Supervisors. Diamond Crossing consists of three Tentative Tract Maps for medium-density single family residential lots. TTM 32101 features 197 residential lots on approximately gross 69 acres. TTM 32102-1 & TTM 32102-2 is a split map that can be developed in phases. It features 268 residential lots on approximately 82 gross acres. TTM 32100 features 165 residential lots on approximately 68 gross acres. All four Tentative Tract Maps have extensive geological and ecological studies completed and all preliminary engineering and approvals are completed.

 Tentative Tract Map 32101 - Diamond Crossing - South:
• 197 lots
• Pocket park site
• 69.32 gross acres
• Average lot size 8,325 sq ft
• Minimum lot size 6,000 sq ft
• Lot width 55 ft

TM 32101 has an approved Tentative Tract Map for 197 residential lots and is one of the last remaining tract maps within Menifee Specific Plan 158. It is an infill project on the eastern boundary of The City of Menifee, and features four open space lots and a 1/3 acre park. Lot sizes start at 6,000 square feet with an average lot size of 8,315 square feet.  This project will be developed in concert with Diamond Crossing West (TTM 32102) in regards to rough grading and the borrowing and stockpiling of fill.

Entitlement Status
• Within the Menifee Village Specific Plan 158
• TTM #32101 was approved on March 29, 2005
• Currently the Map can be extended to March 29, 2020
• The Final Map is expected to be approved by mid-2015

Tentative Tract Map 32102 - Diamond Crossing - West:
• 268 lots

• 4.83-acre Community Park site
• 82.06 gross acres
• Average lot size 7,929 sq ft
• Minimum lot size 6,000 sq ft
• Lot width 65 ft

TM 32102 -1 and TM 32102-2 are approved TTMs totaling 268 residential lots plus nine open-space lots. This project can be developed in phases with TM 32102-1 the most likely candidate for the first phase. It consists of 128 lots with a minimum lots size of 6,000 square feet. TM32102-2 has 140 single family residential lots. These maps can be acquired in separate transactions. Infrastructure plans have been submitted for both phases.  This project will be developed in concert with other Diamond Crossing tract maps in regards to rough grading and the borrowing and stockpiling of fill.

 Tentative Tract Map 32100 - Diamond Crossing - North:
• 165 lots

• 68.61 gross acres
• Average lot size 9,270 sq ft
• Minimum lot size 7,200 sq ft
• Lot width 65 ft

TTM 32100 has an approved Tentative Tract Map for 165 residential lots. This map features minimum lot sizes of 7,200 square feet, some of which have significant views because of the elevation. This project will be developed in concert with Diamond Crossing South (TTM 32102), and Diamond Crossing West (TTM 32101) in regards to rough grading and the borrowing and stockpiling of fill. Diamond Crossing North features 11 open space lots and a 1/3-acre park site.
