All the indicators are there; the I-215 Corridor is the next major economic growth zone in Southwest California.
With a current population of approximately 630,000 residents, and an equal number of potential residents waiting for the rooftops in the pipeline, the I-215 Corridor between Moreno Valley to Temecula is about to explode with retail demand. Towne Center is designed to meet that demand with nearly 500,000 square feet of retail and commercial space.
Located at the soon-to-be major interchange of I-215 and Ethanac Road, Towne Center will be anchored by a 230,000 square foot big box center. Additional tenants will include a consumer electronics store, an office supply superstore, an apparel store, sporting goods, home goods and other specialty retailers. There will be restaurant spaces designed to provide customers a full-range of food choices and enhance their shopping experience.
According to a demographic analysis report by Derrigo Demographic Studies (DDS), more than 69,000 vehicles pass the site on the I-215 each day. Another 18,000 travelers pass by on Highway 74. Ethanac Road will be a connector road to Highway 74. In addition to the major retail facilities, the center may feature a hotel / large building pad, and more than 2,588 parking spaces.
