Organized in 1984 and fully-funded in 1987, Rancon Realty Fund IV is a California Real Estate Limited Partnership. Fund IV owns, develops and operates nearly half of a master-planned 153-acre, mixed-use commercial office park known as the Tri-City Corporate Centre, located in the Inland Empire, east of Los Angeles, California. At the current time, Rancon Realty Fund IV owns 70.4 acres with 12 rental properties comprised of office, R&D and retail properties totaling more than 467,291 rentable square feet. In addition, Fund IV owns approximately 14.7 acres of undeveloped land.
The majority of the remaining parcels of Tri-City are owned and operated by Rancon Realty Fund V. Rancon Financial Corporation and its president, Daniel L. Stephenson, are the general partners of both Rancon Realty Fund IV and Fund V.
Tri-City Corporate Centre is a superbly conceived 153-acre, mixed-use office park Located at the junction of the I-10 and I-215 on Hospitality Lane and Waterman Avenue in San Bernardino.
